Lancaster County housing market reports increased listings and a nearly 7% rise in median sold price, indicating strong demand and diverse options for buyers.
The Lancaster County Association of REALTORS (LCAR) reported that July saw 566 new listings in Lancaster County, an increase of 13.4% from a year ago at this time. The median sold price reached $385,000, a year-over-year increase of 6.9%, according to the LCAR, which serves real estate professionals throughout Lancaster County.
“The increase in homes coming onto the market is encouraging for Lancaster County buyers who have been looking for more choices,” LCAR President Christina Diehl said in a statement. “At the same time, continued price growth and homes selling quickly show that demand remains strong. This is a market that continues to offer opportunities for both buyers and sellers.”
LCAR reported active listings increasing to 681, compared with 612 a year ago and a five-year July average of 554. Homes sold in an average of 16 days, while the average sold-to-original-list-price ratio was 103.1%.
July recorded 471 closed sales, nearly even with 473 in July 2025. Year-to-date closed sales are up 1.4%, while pending sales increased 2.2% compared with last July.
“Market conditions can vary by neighborhood and price range,” said Diehl. “Working with a local realtor can help consumers understand these trends and make informed decisions.”
