High Properties LLC bought the 144,000-square-foot Johnson & Johnson Consumer Health plant in East Lampeter Township for $14 million, according to a deed filed last month at the Lancaster County Courthouse.
The property, at 1838 Colonial Village Lane, is in Greenfield, a 600-acre mixed-use development/community hub. With this transaction, High Properties owns the entire campus for the first time in decades.
The Johnson & Johnson facility manufactures over-the-counter products like Pepcid and Imodium. As part of Johnson & Johnson’s restructuring, the plant is being decommissioned and its 57 workers will be laid off by the end of this year, starting April 28.
“High is planning to market the building to manufacturers, food processors or pharmaceutical companies in the hopes of utilizing the specialized features of the property such as the water purification system, the sewer pre-treat facility and the upgraded HVAC infrastructure,” Mike Lorelli, senior vice president – commercial asset management, High Associates Ltd., said in an email.
He said the building will be available in January 2024 after Johnson & Johnson completes its decommissioning, and “our plan is to lease the facility to a single tenant.”
The current building is also expandable to approximately 250,000 square feet, Lorelli said. Leasing for this property is being handled by High Associates Ltd.
There is a second Johnson & Johnson plant in Lancaster County as well. That one is in Lititz, where workers make Listerine and Lubriderm, among other products.
