Harrisburg housing market shows momentum

Residential housing market statistics for March released by the Greater Harrisburg Association of REALTORS (GHAR) show that the housing market across Cumberland, Dauphin, and Perry counties demonstrated significant activity in March 2026, with new listings surging across all three counties as sellers entered the spring market in force, the GHAR reported.
The data revealed rising inventory, sustained buyer demand, and continued home price appreciation, offering promising signals for buyers and sellers heading into the peak spring season.
“The March data reflects a market that continues to demonstrate resilience and opportunity,” Tracee Carter, president of the Greater Harrisburg Association of REALTORS, said in a statement. “Inventory is expanding, prices remain strong, and buyer activity across Cumberland, Dauphin, and Perry counties points to sustained demand in our local real estate market.”
The GHAR report noted that one of the more notable trends this March was the increase in new listings across all three counties, suggesting sellers are gaining confidence and entering the market in greater numbers than a year ago.
- Perry County led the region with new listings increasing by 32.3% year-over-year.
- Dauphin County followed with a 29.7% rise in new listings.
- Cumberland County posted a solid 10.5% increase in new listings.
Active inventory expanded in all three counties, with Dauphin County experiencing the most pronounced increase — from 300 active listings in March 2025 to 436 this March, representing a 45% increase.
