
The former Elizabethtown site for equipment dealer Messick’s Equipment has been listed for $9.5 million.
Messick’s, a dealer for agricultural, construction and lawn and garden equipment, is set to move from its 187 Merts Drive, Elizabethtown location later this year to a new facility on 1475-1575 Strickler Road, Manheim.
Late last month, Lancaster-based SABLE Commercial Realty listed the 18.9 acre industrial campus– the third-largest Multiple Listing Service listing of its kind since 2010, according to Justin Geisenberger, a commercial specialist with SABLE.
The property consists of six parcels with five buildings totaling 105,000 square feet of space. The entire unit is up for grabs for $9.5 million but interested buyers can also purchase just the site’s upper parcel and lower warehouse for $8.3 million.
The five buildings on the site vary in age from 1978 to 2013. In total, the buildings feature 23 drive in doors for large vehicles and equipment. The property’s main warehouse was built in 2013 and offers 42,000 square feet of space.
Messick’s former facility is unique because it features more than 1,800 feet of road frontage on Route 283, said Geisenberger.
“…There has been farmland sold with that much frontage, but I can’t think of another business that is a retail or warehousing type operation that has 1,800 feet of pure highway frontage,” he said.
Geisinberger expects to sell the property for general warehousing to either a heavy equipment dealer or a transportation company. Due to zoning, it could also be demolished and used for retail, he said.
“At one point there was a plan to actually do a whole retail corridor there with a steakhouse and some other stuff so it wouldn’t surprise me if it became retail,” he said. “It’s a little difficult to demolish those buildings for retail but I wouldn’t rule anything out.”
