York-area industrial building sold for $3.3M

A 41,000-plus-square-foot industrial facility on the outskirts of York sold for $3.3 million to the Family Limited Partnership, announced , which handled the transaction.

The property, at 3495 Industrial Drive, Springettsbury Township, was sold by Goose Island Properties LLC. The 41,288-square-foot building is fully air-conditioned and was most recently used to manufacture robotic packaging machinery, according to a release.

“The size and existing structure allow for an upgrade and expansion of our new collision center,” said John Giambalvo, of the Giambalvo Family Limited Partnership. “The location is prime, just seconds from Route 30 and minutes from the other Jack Giambalvo dealerships.”

Rock Commercial Real Estate advisers David L. Bode and Nate Resh represented the buyer. Representing the seller were Rock Commercial’s Jason Turnbull and Damian Reed.

“The search, acquisition, planning, approval and construction of raw land in today’s market proves to be a nearly insurmountable hurdle for some buyers and users,” Resh added. “Timing is extensive, and costs are high and getting higher. However, when there are existing improvements on the property, users and contractors can avoid long land development timelines through a creative retrofit of existing buildings.”
