A Cumberland County business park off Interstate 81 continues to fill up as plans for two hotels have emerged.
State College-based Shaner Hotel Group has purchased a 5.1-acre lot in the Delta Pointe development near Route 114 and Interstate 81 in Silver Spring Township.
Shaner, which has been expanding its reach in the midstate, hopes to begin construction of a 120-room Fairfield Inn and Suites by Marriott in early 2017.
“We felt this product was needed,” said Plato Ghinos, the company’s president. “With the (new) office building (in that area) and traffic on I-81, we felt this was the perfect hotel site.”
Shaner operates hotels in Shippensburg and Lower Allen Township. The company also has a Courtyard by Marriott under construction in Derry Township, plus a Fairfield Inn and Suites in development at Harrisburg International Airport.
A national or regional restaurant will be included in the Delta Pointe hotel project, though a partner has not yet been chosen, Ghinos said.
Future plans include construction of a second hotel on the lot. However, a hotel brand hasn’t been announced. Ghinos said he expects an extended-stay hotel will be part of the company’s second phase.
Newmark Grubb Knight Frank’s suburban Philadelphia office completed the sale of the lot on behalf of the park’s owner, Delta Commerce Park Developers.
Engineering firm Gatter & Diehl Inc. was the first tenant in the park. But other tenants have recently joined them.
The Carlisle Group, an executive-recruiting firm, and SPAtacular Escapes, a wellness spa and salon, are operating in the business park.
AgChoice Farm Credit, an agricultural credit association, is in the process of moving its headquarters into Delta Pointe. And the Penn State Medical Group has scheduled an early 2017 opening for a primary care clinic in the park.
Seven lots remain in Delta Pointe. They range in size from about two acres to more than nine acres.
