Craig Hartranft, the leader of the midstate’s top residential real estate team, is eyeing a record year as the housing market continues to surge.
With almost two months left in the year, Hartranft said he is projecting his team will close 475 home sales with a total volume of $100 million. His team is part of Manor Township-based Berkshire Hathaway HomeServices Homesale Realty.
In 2014, the Craig Hartranft Team sold 336 homes and closed sales worth a total of $71.6 million. In 2015, those numbers grew to 391 homes and $87.3 million in volume.
Hartranft, who began selling real estate full-time in 1990, said he’s confident that market activity will continue to be strong, despite some concerns this year about fewer homes being listed.
Sale prices have been rising, which should prompt listings to pick up again, he said.
The median sale price in Lancaster County, his primary market, was $179,900 in September, according to the Lancaster County Association of Realtors. That was up from $176,500 last September.
Home appreciation has been about 3.1 percent this year in Lancaster County.
County home sales for the month were up 8.3 percent with 574 sales, the association said. And third-quarter sales rose by 5.8 percent with 1,740.
“For each month in 2016, we have broken the sales set for that same month in 2015 by an average increase of 8.6 percent,” said Lynn Zimmerman, the association’s current president.
Much of the midstate has experienced similar growth in the housing market.
