MRP Industrial breaks ground on 250,000-square-foot spec project in Lower Swatara

MRP Industrial, the industrial real estate affiliate of MRP Realty, and Clarion Partners are breaking ground on a 249,600-square-foot Class A speculative industrial building in Lower Swatara Township.

Positioned on a 38-acre tract previously owned by Robert and Linda Church, the industrial building is expected to be completed in early 2015, MRP said in a news release.

“Our strategic partnership with Clarion on this project addresses the growing demand locally for Class A distribution space,” said D. Reid Townsend, principal with the Baltimore-based MRP Industrial, which led the development team. “The location, access and flexible design will be attractive for both traditional industrial distribution requirements and direct-to-consumer operations seeking convenient access into third-party delivery networks.”

The project is at 140 Fulling Mill Road, adjacent to FedEx Ground’s new 300,000-square-foot fulfillment center, which is scheduled to open next month. Situated in the Harrisburg International Airport submarket off Interstate 283, with close access to Interstates 78, 81 and 83, the building accommodates both single- and multi-tenant uses, the release said.

It includes 300 employee parking spaces, a 185-foot truck court and full building counter-clockwise circulation.

“Three years of steady demand for Class A space in Central Pennsylvania has left limited options for credit tenants seeking modern, functional buildings,” said Bart Anderson, first vice president at CBRE, which is serving as the listing agent for the project. “With its prime location, modern design, convenient access, deep labor pool and abundant parking, 140 Fulling Mill Road is well positioned to provide all the major features sought by today’s corporate industrial requirements.”

Design and entitlements were led by Evans Engineering Inc. and Ware Malcomb Architects. RS Mowery & Sons is the general contractor. James Koury and Jimmy Koury of RSR Realtors represented the sellers.
