Landmark Homes breaks ground on mixed-use development in Mechanicsburg

//May 17, 2018

Legacy Park is a large mixed-use development that will have 683 housing units, including 301 single-family homes, 216 apartments and 166 townhomes, as well as about 26,000 square feet of commercial space. About 100 of the housing units will be dedicated for people 55 and older.

The project is being built on 185 acres along South Market Street (Route 114), not too far from Route 15. The tract at the edge of the borough is known as the former Hess Farm.

Landmark has been looking to develop the site since 2013. Other developers previously considered projects on the site, but plans never developed.

A groundbreaking ceremony is being held today for the Landmark project. The first phase will include construction of 325 homes as well as the installation of a traffic signal at Shepherdstown Road and Market Street.

Landmark officials said the project is expected to be built in eight phases and could take about 10 years to complete.

“We think it’s an area of growth and it’s the last large piece in Mechanicsburg,” Landmark President and CEO Cliff Weaver said.

Landmark does not have any commercial tenants lined up for the site. Weaver said the hope is to have a mix of local retail shops and restaurants.

“We think being on South Market Street is good exposure,” he said.

Infrastructure work to prepare the land for building construction is expected to take up most of this year. The first homes are expected to be available for sale by spring 2019.
