Camp Hill developer Richard Jordan II is looking to stay close to home for his next big real estate project.
The CEO of Smith Land & Improvement Corp. today said he bought the south side of the 1800 block of Market Street in Camp Hill — a stretch that includes four connected commercial properties at 1801, 1845, 1847 and 1849 Market St. The properties sit across the street from his company’s headquarters at 1810 Market St.
The block includes six active businesses: Little Black Dress, Body Logic, Underneath It All, One Good Woman, Mitrani and Just Plain Yoga Studio. Popular Italian restaurant Nino’s Bistro operated at 1801 Market St., but recently closed.
Smith Land hopes to start the redevelopment process in early 2018.
Jordan said it’s still too early to say what that redevelopment will look like.
However, it’s likely that the former Nino’s building will be demolished to make room for a new commercial building, he said. Other tenant renovations could occur along the block to better connect the businesses located there and improve public access, he said.
The goal is to retain all existing businesses, Jordan said, while trying to attract new tenants to what could be a prominent commercial hub along a well-traveled West Shore corridor. Smith Land’s investment in the site is expected to be in the millions of dollars.
He believes the improved site could attract more retail, office and possibly new dining options to the borough.
“I think there’s a need for commercial, in general, (in Camp Hill),” Jordan said.
Jordan said he’s hopeful that the local approval and construction process will play out over the next 18 months.
Smith Land owns the nearby West Shore Plaza in Lemoyne and several other commercial properties along Market Street.
