Cumberland County warehouse redevelopment underway

Demolition and reconstruction work at a former Quaker Oats manufacturing and distribution facility in Hampden Township, which will lead to a smaller modern warehouse on the site, is underway.

The property at 485 St. Johns Church Road was purchased by an affiliate of Montgomery County-based Endurance Real Estate Group LLC through a joint venture with CenterSquare Investment Management, an investment manager that is also based in Montgomery County.

Terms of the partnership deal, including how much is being invested in the redevelopment, were not immediately available.

The 24-acre property sold for $7 million, according to Cumberland County deed records.

Endurance said in a news release that it is demolishing about 500,000 square feet of the original 712,000-square-foot facility. It will then renovate and add to the remaining section of the building, which it calls the east warehouse, and then erect a new and slightly taller west warehouse section.

The east warehouse section will be 246,135 square feet. The new west section will be 210,675 square feet.

“We are very excited to be undertaking this unique redevelopment opportunity to deliver Class A warehouse/distribution space in such a densely populated area with terrific labor characteristics,” said David Erlbaum, vice president of acquisitions and development at Endurance. “Opportunities like this are few and far between given the tremendous desirability of the Eastern Pa. industrial market to investors, and opportunities to acquire a site of this size in such a dense, infill location are extremely rare. We jumped all over this opportunity when it was presented to us.”

The renovation and expansion work is slated to be done by April 2018, while the new warehouse section is expected to be done by next July.

Lee & Associates of Eastern Pennsylvania, based in nearby Lower Allen Township, is marketing the site. John Van Buskirk, Joel Kreider and Ed Skonecki are the agents.

Leasing opportunities range from 100,000 square feet to the entire building, according to Endurance.
