Changing spaces: Gold’s Gym filling in part of anchor space at York Galleria

First it was H&M, now a Gold’s Gym is stepping in to fill part of the former J.C. Penney anchor space at the York Galleria, mall owner CBL & Associates Properties Inc. said Thursday.

The Tennessee-based mall owner said Gold’s Gym will occupy about 35,000 square feet. H&M has already committed to more than 20,000 square feet.

H&M is expected to open later this year, while Gold’s is slated for spring 2017.

“We’ve had tremendous success redeveloping former anchor spaces and introducing more productive and innovative uses into our shopping centers,” said Stephen Lebovitz, CBL’s president and CEO.

York-based Rock Commercial Real Estate and brokerage adviser Ben Chiaro have been working with CBL for more than a year to find more nontraditional mall users for the Springettsbury Township property.

Creative concepts have been thrown around by firms looking to fill old anchor spaces in the midstate and across the country. Medical office and education uses often come up, as well as entertainment venues.

Some mall owners nationally have razed old anchor stores and built new multi-tenant spaces. CBL has done that in Kentucky and Tennessee, for example. Those spaces are now home to restaurants and specialty retail shops, or “junior anchors” such as H&M.
