Allenberry owner building 128 homes adjacent to resort

A year after opening the renovated Allenberry Resort in Monroe Township, owner Mike Kennedy is now leading a team to erect a residential development next to the Cumberland County resort.

Dubbed The Porches of Allenberry, the new development will include 128 single-family homes on about 65 acres of land. A groundbreaking ceremony will be held Wednesday afternoon at the resort.

Integrated Development Partners in Wormleysburg is the developer on the project. IDP is a real estate firm started earlier this year by Kennedy, former Cumberland Area Economic Development Corp. leader Jonathan Bowser and engineer Justin Kuhn.

In an interview with the Business Journal, Kennedy said the project is unique because of its connection to the historic resort — and its plethora of outdoor activities. The project also is in the Cumberland Valley School District — a high-growth school district in the commonwealth’s fastest-growing county — and demand for new housing is strong as the supply of available homes for sale remains tight.

“There seems to be a lot of pent-up demand for housing,” Kennedy said.

The residential tract was included in Kennedy’s 2016 purchase of the Allenberry. He also acquired a small neighboring farm, which will now be called the Allenberry Farm. It will supply free-range chickens and other food products to an eatery at the resort, The Barn Restaurant at Allenberry.

Construction of the first homes at The Porches is slated to begin in early 2019, with an expected delivery of summer. The developer is hoping to build out the entire community over a four-year period.

Homes will start around the mid-$300s with Design Build Custom Construction of Dauphin serving as the exclusive builder. IDP said the homes will have a modern farmhouse style that can be customized from single-level living to two-story designs with at least a two-car garage. Homes will range from about 1,600 square feet to 2,700 square feet.

The Porches also will have a paved path that will connect directly to the resort. The community also will have public manicured lawns that will feature things like bocce courts, gazebos and gardens. There will be a fitness lawn for pilates and yoga.

The Jennifer Hollister Group, part of the Joy Daniels Real Estate Group in Hampden Township, is marketing the community. Urban planner and architect Michael Medick of KTGY Architecture Planning in Virginia designed the development.
