Construction starts on mixed-use Blue Ridge Village in Lower Paxton

Triple Crown Corp. has begun construction on Blue Ridge Village, a mixed-use redevelopment of the former Blue Ridge Country Club on Linglestown Road in Lower Paxton Township.

Triple Crown CEO Mark DiSanto said site work on the project has started and will ramp up this spring as his company prepares to erect buildings this summer.

The country club closed at the end of 2017. Lower Paxton Township-based Triple Crown has developed a plan for the 133-acre site that will combine new homes with restaurants and shops.

Along Linglestown Road, Triple Crown is planning three retail buildings — ranging from 7,500 to 8,000 square feet — that will each house multiple tenants. Orrstown Bank and CVS Pharmacy have purchased other commercial lots along Linglestown Road.

Behind the retail buildings are 11 acres that are available for new commercial offices.

Triple Crown also plans to build four apartment buildings with 160 apartments, while Virginia-based homebuilder Ryan Homes will build 108 single-family homes and 128 townhouses, DiSanto said.

Blue Ridge Village also will include an assisted living and memory care facility and a 32-acre park.

DiSanto said he is hoping to start work on the retail buildings and apartments by June and open them by the end of the year. He expects to have new roads in the development paved by July or August. Ryan Homes could begin building model homes by fall, with new homes ready for buyers potentially by the first quarter of 2020.

He said a final mix of retail tenants will be announced in the next few weeks. He said the roster should look similar to the one at Triple Crown's Camp Hill Commons project, the former Senate Plaza site off Erford Road in Cumberland County. It has a Starbucks along with some fast-casual restaurants, including breakfast and lunch chain First Watch which is opening this summer, and other service businesses.  

The senior-living section still needs land development approvals before construction can begin. DiSanto said he expects the approvals may come later this year or early next year.

Full build-out of the development could take several years.
