York County homes selling at fastest pace in 13 years

The average home sold in York County last month spent just 20 days on the market, the fastest pace of sales for any month in 13 years, according to the Realtors Association of York & Adams Counties.

However, overall sales were down slightly for the first six months of the year compared to the same period in 2017.

The York-based association this week reported that 2,904 homes have been sold through the first six months of this year, including 601 in June. 

At the halfway point last year, there were 2,944 homes sold, including 652 in June 2017.

Realtors say a dearth of homes for sale has limited buying opportunities, which impacts sales. And homes on the market sell quickly, which has been driving up prices.

The median sale price in York County through June was $172,900, up 6 percent from $162,500 last year. The median price this year was the highest for June in 10 years, according to the association.

County highs

The highest home prices in the county were in Southern York and Northern York school districts. The median-sale price was $225,800 in Southern York and $219,900 in Northern York.

York City home prices jumped the most over the year. The median-sale price through June was $63,400, up 28 percent from $49,500 last year.

Meanwhile, Dallastown continues to see the most sales in the county with 303 through June.

Eastern York posted the biggest percentage increase at 37 percent. There were 108 homes sold through June, up from 79 last year. 

By comparison, Adams County home sales through June totaled 566, up from 531 last year. And the median-sale price increased 10 percent to $186,750 from $170,000 last year.
