Wharton Realty Group, the new owner of the Rockvale Outlets, is updating the outlet mall's design and has changed its name to The Shops @ Rockvale.

The new design for the 65-acre property in East Lampeter Township includes a park, according to Richard Mulá Jr. of Richard F. Mulá Architects LLC.

Facades and roofs on the buildings will be refreshed, and new signage will be added in the first of three phases, said Mulá.

Phase one is estimated to cost between $3 million and $4 million. The entire project is expected to be completed by the end of 2019.

"Plans then call for the partial demolition of another part of a building to make way for a playground and green space," he said in a statement.

About 40,000 square-feet of a partially empty 70,000 square-foot building in the middle of Rockvale will be razed upon zoning approval in the second phase, Mulá said.

The tentative plan in this phase calls for green space, canopies for shade, seating and a rain garden, Mulá said.

And for phase three, plans include adding a water feature, more seating and more green space on top of an old parking lot.

"Along with The Shops @Rockvale, we would have The Park @Rockvale — which will also play a role in the upcoming improvements slated for Lincoln Highway East," Mulá said in a statement.

Founded in 1999, Mulá Architects has offices in Lancaster and York.

Rockvale has just over 60 tenants, according to its website.

Based in Eatontown, New Jersey, Wharton owns and manages more than 30 retail and office properties in 12 states, according to its website.

Representatives from Mulá could not immediately be reached to comment on what, if any, tenants will be affected as a result of the redesign.
