York County home sales up 4 percent this year

As York County Realtors prepare for the busy summer season, home sales already are above last year's pace.

The Realtors Association of York & Adams Counties said 1,655 homes were sold during the first four months of the year, which was up from 1,590 sold during the same period last year. That amounts to a 4 percent increase over 2017.

As strong buyer demand persists, the association said a low inventory of available homes for sale remains an ongoing challenge. However, officials said they are starting to see more sellers emerge this spring, especially as prices rise.

The median-sale price for a home in York County through April was $168,000, up from $157,250 last year, a 7 percent increase.

The association gets its data from the Bright MLS, a new Mid-Atlantic home-listing service that took over MLS services from local Realtor associations last fall. But local Realtor associations like RAYAC still have the option to issue their own monthly sales reports.

The bulk of the home sales growth so far this year in York County has occurred in the West Shore School District, which posted 117 sales through April. That was up 75 percent from the 67 sales last year through April.

Eastern York and South Western were each up 36 percent, the association said. Eastern York saw 57 sales through April compared with 42 last year. South Western, meanwhile, finished April with 136 sales for the year, up from 100 through the first four months of 2017.

Southern York led the way for highest median-sale price through April at $219,900. That number was up from $199,995 last year.
