Medical campus near new Memorial Hospital slated for fall opening

The first phase of a medical campus being built along Roosevelt Avenue in Manchester Township is slated to open this fall.

The developer, Laughner Patel Developers of Susquehanna Township, said the first building on the site should be ready for occupancy in September.

The lead tenant will be national kidney-care provider DaVita, which is putting a 7,000-square-foot dialysis center in the building. The building will be 17,000 square feet overall.

The remaining 10,000 square feet is available for lease by compatible medical and office users, said Mayur Patel, one of the principals in Laughner Patel. The project is the firm's first in York County.

The property sits across the street from the new UPMC Pinnacle Memorial Hospital, which is under construction. It is replacing an older facility in Spring Garden Township.

In total, Laughner Patel owns about nine acres at the Roosevelt Avenue site, which it has dubbed City View Office Park. The first building will occupy three acres. The developer is marketing the rest of the tract as build-to-suit offices, hoping to attract both local and national health care companies, many of which have been investing in new facilities.

The size and number of additional buildings on the site will depend on the preferences of potential tenants, Patel said. One large tenant may want its own building or there could be a mix of smaller buildings. The marketing flyer for the project depicts plans for a 24,000-square-foot office building and a second 20,000-square-foot office building.

"We expect a good mix of both larger health care groups and also smaller doctor practices," Patel said, adding that he is optimistic DaVita won't be alone for long. He hopes to have commitments on the remainder of the space before Memorial opens next year.

Susquehanna Township-based A.P. Williams is the general contractor on the DaVita building. Patel declined to disclose the construction costs.

Laughner Patel has developed a few medical projects in the Harrisburg area, including an AllBetterCare Urgent Care and Heartland Dental project in Susquehanna Township and a DaVita dialysis center in Swatara Township.

In 2012, the developer opened the Capital Medical Center, a medical arts complex in the Capital Center business park in Susquehanna Township.

This can be good news to the local students that medical campus is opening at their place. The students can get seat near to their town only.
