Lancaster County businesses paying $3.5M for larger facility in East Hempfield Township

Two related Lancaster County companies will soon be relocating to a much larger facility in the county, hoping to take their operations to the next level.

Brothers John and Dan Weinlader, who own Superior Tech Inc. and VS Networks in West Earl Township, are expected to close May 3 on the $3.5 million purchase of 1811 Rohrerstown Road in East Hempfield Township.

The vacant 18-acre property, which is across the street from Spooky Nook Sports Lanco, is the former home of vehicle instrument maker Maximatecc. It also is in proximity to Route 283.

Supported by a nearly $1.6 million loan from the Pennsylvania Industrial Development Authority, which was facilitated by Lancaster-based EDC Finance Corp., the real estate deal will give the brothers more than 72,000 square feet of office and manufacturing space to operate their businesses. They currently have about 24,000 square feet split between space at the home base, 43 Industrial Road, and some surrounding warehouse space.

"Our biggest challenge is facilities and people," John Weinlader said.

The Weinladers have been looking for a larger space in Lancaster County for about two years. The two companies currently employ about 50 people and they would like to add at least 20 more workers this year to help support their growing businesses.

Superior Tech, which was founded by their father in 1987, manufacturers lawn and garden attachments and accessories for John Deere. Its catalog of more than 250 products includes sprayers and spreaders, blade accessories and tractor shovels, among other categories.

VS, which got its start in 2009, makes digital displays, including touch screens, that can be used in retail showrooms to highlight various manufacturers and their product lines. In addition to John Deere, the company works with a variety of other outdoor equipment and powersport manufacturers and hardware brands.

The biggest workforce needs are mechanical, electrical and software engineers, including some jobs that pay six figures.

Once the real estate deal closes, John Weinlader said the goal is to begin moving operations to East Hempfield Township within 30 days. He hopes the entire transition will be completed within three months as the facility only needs minor cosmetic improvements to make it operational.

Over time, he said, all of the office space has to be refurbished with new lighting and some HVAC upgrades.

"A little build out and renovation are needed," he said.

The large size of the facility gives the two businesses ample room to grow in the coming years, he added. "It's a very attractive space. And it's good to have it located on a hub to Harrisburg, York and Lancaster."

That said, there also is space on the property to build an additional warehouse, should the businesses need it for future growth. 

And they might. When he got involved in Superior Tech in 2004, John Weinlader said the company had just six products with John Deere. Today it has more than 250 and those products are shipped around the world, though most stay in the U.S. and Canada.

"I think the sky is the limit," Weinlader said.

Bill Boben of East Lampeter Township-based High Associates Ltd. worked with the Weinladers to find the property. Michael Curran and Patrick Lafferty of CBRE are the listing agents for the property.

As a business owner of storage services in Australia, I have a little bit of apprehension when it comes to moving to bigger facilities although it has been on the cards for my company. It's a really big commitment isn't it - to put down more money and move all of your operations into a bigger premise and hopefully try and maintain the quality of your services and product offerings to your customer? I wouldn't do it unless I am ABSOLUTELY sure that I'll be able to continue my standard of service after the move without losing too much money!

There is always a price to pay before you can achieve greater success. You need to be willing to make a sacrifice before you can see prospects come towards your direction. If you are prepared to take on this risky step, then you can work your way up the success ladder.
