Plans are underway to bring a MOD Pizza restaurant to a long-vacant lot on East Market Street in Springettsbury Township.

Township supervisors are set to meet this Thursday to take public comment on the proposal, which would remake 2401 E. Market St, a property at the busy intersection of East Market Street and Memory Lane.

The developer, Dover Township-based BLM Construction & Remodeling LLC, is seeking zoning approval to erect a 2,640 square-foot building with 26 parking spaces, according to Joshua George, who manages the York office of Snyder Secary & Associates LLC, which is handling site design work for the project. MOD Pizza will lease the property and operate the restaurant.

If the zoning is OKed, the developer would then seek approval for its land development plans, with hopes of starting construction in spring and completing it by fall, George said.

The property, at the northeast corner of East Market Street and Memory Lane, has been vacant since a Hess gas station there closed.

BLM Construction paid $425,000 in March 2017 for the land, said Barry Mease, who owns the company with his wife, Heidi. The site had been home to a Hess gas station, which has been shuttered for at least five years.

Mease said he expects to spend a total of $1.2 million on the project, including the land price and demolition of the former Hess station. The underground gas tanks had already been removed, George said.

The restaurant will be the fourth MOD Pizza in York County. Based in Washington state, the chain has locations in West Manchester Township, York Township and Hanover, as well as in East Hempfield Township, Lancaster County.
