Developer eyes Springettsbury church building for high-end apartments

A York developer who specializes in renovating older properties wants to convert a church just east of York into a high-end 12-unit apartment building.

But neighbors of the proposed project, eyed for 2309 E. Philadelphia St. in Springettsbury Township, said they are worried about its impact on their community, known as Old York East.

Predix Properties owner Seth Predix, whose projects have included downtown York’s Keystone Color Works apartment building, is asking Springettsbury officials to rezone the East Philadelphia Street building from R-7 residential to a mixed-use zoning. 

The property, close to heavily traveled East Market Street, was initially built in 1912 as a school. It now operates as a church, Emmanuel Christian Fellowship, according to information on Springettsbury’s webpage.

The application is to be discussed at Thursday’s meeting of Springettsbury’s Planning Commission, an advisory board that makes recommendations to the township supervisors. The planning meeting is at 6 p.m. at the township building, 1501 Mount Zion Road, York.

An online post from nearby residents is encouraging neighbors to attend, saying there are concerns the zoning could open up the area to development.

The final decision on the proposed rezoning would be made by the township supervisors.

Predix could not immediately be reached for comment Wednesday on his apartment plan.
