Room for another eatery in Lemoyne?

An overflow parking lot for L.B. Smith Ford in Lemoyne could soon house a bagel and coffee shop, a sandwich franchise or maybe a new drive-thru fast-food restaurant.

Seeing continued demand for new commercial real estate on the West Shore, Camp Hill-based Smith Land & Improvement Corp. has started marketing a 2,000-square-foot pad site at 1004 Market St., a less than one-acre parcel located between the car dealership and Quality Cleaners.

CEO Rick Jordan II said his preference is a build-to-suit project or land-lease deal with a food-related business. He's had conversations with Jimmy John's, but could also see other growing fast-casual chains such as Jersey Mike's Subs or a coffee shop on the site.

Jersey Mike's recently expanded into Central Pennsylvania.

Restaurant franchises have continued to expand into Pennsylvania with eyes on the midstate because of better-than-average population growth.

Smith Land acquired the small Market Street site in 2008, according to property records. An upholstery business had previously operated there. Smith Land demolished the structures on the site to give L.B. Smith more room to operate.

"We think it's time to develop it," Jordan said.

Smith Land, which owns the nearby West Shore Plaza and the Silver Creek Plaza on the Pike in Hampden Township, has been busy filling up those shopping centers. The developer moved Karns from the West Shore Plaza to a former Capital BlueCross office across the street and recently added a Goodwill store to the old Karns space.

"We had other fish to fry and we let it sit," Jordan said of the small Market Street property.

Longtime Lemoyne bagel shop Bob's Bagels closed on Market Street in 2014. Jordan said he believes a new bagel shop would be embraced by the community. Market Street is a busy commuter road for people driving into Harrisburg or to the commercial heavy Carlisle Pike.

"I do believe we'll get interest in it this year," he said.

Jordan also is confident he will soon fill his remaining 8,000-square-foot West Shore Plaza space next to the Goodwill.

In late November, Jordan said he would like to see the space leased by a brewpub or alcohol-related business.

"We are interested in that. We're constantly looking for opportunities," he said at the time.
