Tenants sought for Lebanon County warehouses

Developers are searching for tenants to fill three warehouses recently completed near the split of interstates 78 and 81 in Lebanon County.

A 500,000-square foot warehouse, part of the Gateway Logistics Park, was completed in April.

"Several prospects" are evaluating the building as a home for their businessed, according to D. Reid Townsend, a principal at Maryland-based MRP Industrial, part of the development team behind the logistics park.

The development team also has plans to build a 1 million-square-foot warehouse at the site, but Townsend said that building is being marketed as a build-to-suit for whatever company wants to build there. Townsend said once someone is signed, construction would take about six to eight months.

“We’ve got multiple proposals out in competition with other options across eastern Pennsylvania,” Townsend said.

On the neighboring property in Union Township, the LogistiCenter at 78/81 was finished in early August and is looking for tenants, according to Gene Preston of Dermody Properties, part of the development team for the nearly 400,000-square-foot warehouse.

Preston said there are “active prospects” looking at the building.

A few miles from the 78/81 split on Route 22 in Bethel Township, the nearly 900,000-square-foot Lebanon Valley Distribution Center was completed in April and is actively seeking tenants. The building can expand to almost 1.1 million square feet.

Jones Lang LaSalle in Lower Allen Township is marketing the building. Managing director W. Jason Webb said the firm is in "active negotiations with a handful of parties" and that there has been "steady interest" since its completion.
