Spec warehouse going up near I-78/I-81 splitLebanon County project will cover aboout 400,000 square feet
Atlanta-based Ridgeline Property Group is boosting its presence in the midstate.
The firm's latest project is a 398,250-square-foot speculative warehouse near the Interstate 78/Interstate 81 split in Union Township, Lebanon County.
The company developed the Susquehanna Logistics Center off the Glen Rock exit of Interstate 83 in York County. Ridgeline partner Chris Ciliberti said in November that it would soon be adding a second local project.
Ridgeline has broken ground on the Lebanon County industrial property at 50 MSC Drive, which it is calling Crossroads Logistics Center. The distribution facility is expandable to 450,000 square feet.
"We expect interest to increase dramatically as construction progresses," Ciliberti said of possible tenants.
The overall vacancy rate for Class A distribution facilities in Central Pennsylvania is just above 4 percent, which is driving demand for new facilities, Ridgeline officials said.
The I-78/I-81 split has been a focal point for industrial developers in recent years, along with much of the I-83 corridor. Easy access to major markets in the Northeast is the leading factor drawing investors.
The developer is partnering with American Realty Advisors on the development, which spans 35 acres. QEI Construction Group Inc., part of Harrisburg-based Quandel Enterprises Inc., is the general contractor.
The cost of construction was not disclosed.
