Spec warehouse going up on 51 acres near Glen Rock

Atlanta-based Ridgeline Property Group today announced it will begin building a 423,300-square-foot speculative warehouse this month just off the Glen Rock exit of Interstate 83 in York County.

RPG's capital partner on the Susquehanna Logistics Center is Boston-based Cabot Properties Inc.

The cost to develop the tract was not disclosed.

The Class A warehouse will go up on a 51-acre site about one-half mile from the Exit 8 interchange.

Construction is expected to be completed by December. Keystruct Construction Inc., based in Manchester Township, is the general contractor on the project, which should create about 250 construction jobs.

Cushman & Wakefield Inc.'s Susquehanna Township office is marketing the property for lease.

"With strong absorption rates combined with the extremely limited supply currently available, this market is primed for the modern and efficient Class A distribution space that Susquehanna Logistics Center will provide,” Greg Thurman, CEO of Ridgeline Property Group, said in a statement.

The overall vacancy rate for Class A product in York County has dipped below 4 percent, according to Ridgeline.

The distribution facility will feature 32-foot clear heights with 87 dock doors. There will be parking for 179 cars and 146 trailer storage stalls, according to Ridgeline.

Projections are that the project could create up to 200 permanent warehouse jobs, spokesman Steve Webb said. But that will depend on a tenant, he added.

Last year, another large spec facility along I-83 was leased to a major automotive products manufacturer.

The company can look forward to moving into the spacious warehouse in no time since construction is to begin anytime soon. Moving an entire office is not a simple task to undertake, thus a lot of assistance in terms of manpower and coordination would be greatly needed during the process. They can utilize portable storage units to help employees transport their belongings as well as large and bulky items like furniture and equipment with more ease. They can help save time as well as ensure nothing is left behind at the old address and to facilitate a smooth move.
