City living: Executive House testing Harrisburg market with new luxury apartments

Harrisburg has seen a steady stream of luxury apartments and condominiums come online — a good sign for young professionals and others interested in expanded city living options.

The Executive House is the latest to unveil new high-end residential stock on the city with the renovation of its first three floors. Its grand opening was last week.

The 14-story high-rise at Second and Chestnut streets, which was built as a mixed-use property in the 1960s, was revamped to the tune of $4 million. That work included conversion of vacant government offices on the first three floors to 57 luxury apartments, as well as lobby and landscape work.

"We believe and fully support Harrisburg's renewal and economic development efforts," said Isaac Naon, regional leasing director. "Looking forward, we determined luxury apartments to be a pillar of Harrisburg's larger vision of rebirth."

Several city investors — including Cumberland County developer Dan Deitchman and Susquehanna Township-based Vartan Group Inc. — have added comparable housing stock to the mix in recent years.

Deitchman's latest project is the Lux condos at Third and State streets. He also did Riverview Manor on Front Street. And last year, he partnered with Harrisburg-based GreenWorks Development LLC to open the COBA Apartments in the historic Furlow Building in Midtown Harrisburg.

Vartan built the 1500 Condominium at Sixth and Reily streets in Midtown.

Another recent addition is the Glass Factory Apartments on North Third Street. That redevelopment project was done by Skynet Property Management.

The new Executive House apartments start at $995 to rent. Of the 57 units, there are about 20 still available. There are lofts, one- and two-bedroom units.

"More units could definitely by converted to executive levels based on demand," Naon said.

The Glass Factory sucks. You pay high rent and quality of customer service is lacking. The bar across the street is always having fights, police activities, suspicious activities. Someone attempted to get into my apartment several times, they have surveillance cameras, but as one staff member stated (TERRI) "they are working but are not always on" HUH!!! Then what's the point of having one!!! My mail has been stolen, I can hear the uhs and ohs of neighbor having sex, the neighbor on the other side is always arguing loud...walls are PAPER THIN! For the amount of money you spend there you could rent elsewhere with more room and quality of service!
