$19M redevelopment project starting in Hummelstown

A groundbreaking ceremony for an apartment complex at 301 E. 2nd St. in Hummelstown — the former Verdelli Farms property — will be held at 9 a.m. Thursday.

Hummelstown-based 2nd Street Realty Associates LP is leading the redevelopment project, which will involve demolition of the existing structures on the five-acre property and construction of six three-story apartment buildings.

The redevelopment will cost about $19 million, said general partner Jamie Brubaker, who is also the president of Lawson Development & Construction Corp. Lawson is the construction manager and general contractor on the “Verde” project.

The result will be 134 one- and two-bedroom apartments. Rents will start in the $900 range, said Brubaker, who has been eyeing the site for about three years.

The property was used by the Verdelli family business for several generations as a vegetable washing, cutting and packaging facility, beginning in the 1950s. The family operation eventually outgrew the location and expanded 20 years ago to a nearby facility on Grayson Road in Swatara Township.

First National Bank of Mifflintown, Juniata Valley Bank and Riverview Financial Corp. are financing the project. The developer has received a six-year tax abatement on the new improvements to the site.

The state Department of Community and Economic Development also awarded a matching grant for about $500,000 under its Keystone Communities program. Those funds will cover public infrastructure enhancements, including upgrades to a borough pumping station, as well as road improvements, sidewalks, streetlights and other utility work.

The Verdelli site was part of Dauphin County’s redevelopment strategy, which was unveiled two years ago and included a list of key properties.

“Dauphin County had a lot of foresight in taking that study on,” Brubaker said.

Design professionals on the Verde project include Tono Architects LLC and Douglas Charles Phillips Architect. Engineers include ARM Group Inc., RGS Associates Inc. and Traffic Planning and Design Inc. McNees Wallace & Nurick LLC is legal counsel.
