Developer opens 11th affordable-housing project

Nonprofit housing developer Community Basics Inc. celebrated the grand opening of its Marietta Senior Apartments yesterday.

Community Basics said the project is its 11th that addresses the critical need for affordable housing. It cost $11.2 million, and funders included the Pennsylvania Housing Finance Agency, Lancaster County Housing and Redevelopment Authorities and Fulton Bank.

The 56-apartment community is on a 1.4-acre former industrial site at 601 E. Market St., Marietta, and is for seniors 62 years old or older with low to moderate incomes. There are 42 one-bedroom and 14 two-bedroom apartments, with 10 units reserved for those experiencing homelessness.

Since Aug. 1, CBI has received 50 applicants, of whom 16 have been approved and 11 are awaiting final approval. To qualify, residents must earn no more than 60 percent of median income — about $29,220 for one person and $33,360 for a couple. Tabor Community Services will work with the residents on site.

The apartments are wheelchair accessible and near a bus stop, parks, a medical facility, churches and restaurants. Special transportation will be provided to a local senior center.

The project designer was Exton-based Architectural Concepts PC, and the contractor was Lancaster-based Caldwell, Heckles and Egan Inc. The Energy Star building features a high-efficiency heating and cooling system, a brick façade to match surrounding historic structures and a large front porch.
